Leasing
- Advertising of available properties through the local newspapers, the Internet, yard signage, and our 24 hour rent line
- Careful screening of tenants through researching and verifying prior landlords, employers, and credit history
- Our lease agreement is Attorney approved
- Full time leasing staff available to show property and answer questions
Maintenance
- Supervision of property repairs and maintenance
- We keep Owner’s best interest in mind
- Only qualified repair companies are allowed to work on properties
- Our subcontractors have been with CRE for many years and are reliable and trustworthy
- Estimates provided on major repairs that require Owner approval
- Periodic property inspections to ensure everything is in order and the tenant is in compliance with the lease agreement
- Callahan Real Estate also offers a bi-yearly inspection to insure we stay informed about the property and what is going on there
- Bob Callahan Services, Inc., our parent company, may perform some of the maintenance jobs
Accounting
- Collection of monthly rent when due
- Monthly statements and checks prepared with management fee and maintenance deducted
- We send out statments when your rents are paid, we do statements all month long!
- End of year account summary statement for assistance in tax preparation
- All expenses reviewed and paid on time
- Prior notification on major expenses and repairs, if at all possible
Communication
- Monthly Statements / Communication
- Written bids sent for prior authorization on improvements
- All phone calls returned promptly by our staff
- 24 hour fax line and e-mail available
- 4 full-time employees available
Fees
- No hidden fees, everything explained up front
- No start up fees
- No lease renewal fees
- No fee when the property is not rented, we don't get paid if you are not getting paid
- Our monthly fee is very Reasonable and we like to think a bargain for the services rendered (in some cases we do charge a minimun fee)
- Late fees collected and retained by CRE
Miscellaneous
- Evictions served, warrants issued, and appearance in court if necessary
- Payment of mortgages, insurance, and taxes available
- Placement of deposits in escrow account
- Deposit of rent to your bank available
- Utilities turned on in name of CRE property vacant and billed to Owner (avoids large utility deposits)
