Policies On Renting
Thank you for taking the time to view our rental listings. Our rental list is updated regularly and can be picked up at our offices, faxed directly to your fax machine, or heard on our 24 hour rental line. The following guidelines and procedures are designed to make your rental search more enjoyable. We hope that one of our properties will be your next home.
Viewings:
After reviewing our rental list, drive by those properties in which you have an interest. A drive-by is recommended to allow you a chance to inspect the exterior of the property and surrounding areas to see if they are suitable for you. If you wish to view the inside of a property the next step is to come by our office and check out a key, to check out a key you will need $25 cash per key as well as a picture I.D.
Pets:
All our properties have a policy on pets. This policy is listed with the ad on the 24 hour rental line. Due to insurance coverage requirement, no properties allow the following: snakes, ferrets, Dobermans, Pitbulls, Rotweilers, German Shepherds, Great Danes, or any trained animals. If you have pets, please pay close attention to the pet policy within the ad as this policy is set by the Owners of the property and we do not have the ability to change it. An additional deposit and higher rents may be charged for any approved pet. A deposit of $150 will be collected for EACH dog under 20 pounds. A deposit of $200 will be collected for EACH dog over 20 pounds. A deposit of $150 will be collected for EACH cat. Also $25 extra per month in rent will be charged.
Applications:
An application & disclosure notice may be obtained from the agent at the time you view the property, or from the office, our website, or may be faxed to you. The application and disclosure notice must be completed signed, and the fee paid before the application will be processed. All persons living in the property shall be listed on the application. All information on the application is subject to verification, and an application will be denied if any information is found to be falsified.
Failure to sign the application and provide information will cause delays in the processing and may cause your application to be rejected. Driver’s License or photo identification of each applicant must be copied and viewed when application is made. If no photo id is available, a Social Security card may be copied. The address on the photo id will be compared to that entered on the application. Co-signers are not acceptable.
Processing:
Processing will normally be completed within 1-3 business days. This can be longer if a complication arises such as difficulties receiving a response from past landlords. We will run a credit reports, verify your employment income, and check with current and past landlords. As a representative of the Owner of the property, we must act in the best interests of the Owner and will choose the best application if more than one is received on a property.
