Our Owner Services

We are investors and property owners as well we will treat your property as if it were our own. We have your best interest in mind at all times and will relay information to you so decisions can be made in a timely manner. We will bring our combined 70+ years of experience to work for you. We will afford you the well‐deserved peace of mind of not having to worry about your home or homes in the central Arkansas area as they will be in good hands.

Communication

We pride ourselves on being available by either email or phone with any questions or concerns you might have at any time. Listed below are just a few of the expectations we intend to surpass.

  • Monthly statements sent in a timely manner
  • Bids submitted in writing to the owner for approval on improvements to the home
  • Updates and feedback given on the properties as submitted by prospects
  • Communication returned in a timely manner
  • We send out statements when your rents are paid, we do statements all month long!
  • End of year account summary statement for assistance in tax preparation
  • All expenses reviewed and paid on time
  • Prior notification on major expenses and repairs, when possible

Fees

  • No hidden fees everything is outlined and gone over before the contract is signed.
  • There are no fees due when you sign up we start to work for you!
  • There are no fees when the property is not rented, if you are not making money we aren't either!
  • There is a percentage fee charged when rent is collected with a minimum of $75.
  • Lease up fee of 50% charged on the rental of your vacant home

Property Management Services

Leasing

  • Advertising of your available rental property is pushed to all of the top performing website to ensure your listing gets in front as many people as people as possible, the property is also listed on our website, in the listing in our office, and signage is placed in the yard as well.
  • We screen our tenants very carefully to make sure that they are the best fit for your property we perform extensive background, credit and criminal checks, rental verifications, and income verification.
  • We use an attorney approved lease that makes sure that all our interests are covered.
  • We have a full staff that is eager to answer questions and help prospective tenants make the right decision in renting a home from us.
  • We utilize the Rently lock box system that allows us to show your property 84 hours a week.
  • Prospective tenants can sign up and view the property 12 hours a day at their leisure making sure that they have enough time to view the property on their schedule.

Maintenance

  • Supervision of property repairs and maintenance
  • We keep Owner's best interest in mind
  • Only licensed and insured vendors are allowed to work on properties
  • Our subcontractors have been with CRE for many years and are reliable and trustworthy
  • Estimates provided on major repairs that require Owner approval
  • Callahan Real Estate also offers a bi-yearly inspection to insure we stay informed about the property and what is going on there
  • Bob Callahan Services, Inc., our parent company, may perform some of the maintenance jobs

Miscellaneous

  • Evictions served, warrants issued, and appearance in court if necessary
  • Placement of deposits in escrow account
  • Deposit of rent to your bank available electronically
  • Utilities turned on in name of CRE property vacant and billed to Owner (avoids large utility deposits)

We have invested in a web-based property management and accounting software from AppFolio so our experienced team can manage your properties with the highest level of service. Our software not only provides great benefits to our office but we are also able to share many of these benefits with you:

  • Respond more quickly and offer excellent service to both owners and residents.
    At any time and from anywhere, we are able to securely access data about all properties. Sensitive records are safely stored in a state-of-art data center which is automatically and routinely backed up.
  • Save time and paper by using email to send monthly owner statements.
    The statements are organized in a concise and easy to read format that details the performance of your property for the previous month. We can also post these monthly statements on a secure Owners Portal.
  • Process and respond to maintenance requests more quickly.
    We can quickly resolve issues by accessing vendor information and using electronic work orders for more efficient communication. All records are stored for future access.
  • Pay you even faster every month.
    Deposits can go directly into your bank account using ACH (electronic payments).
  • Market your properties in more locations across the Internet, filling vacancies much faster.
    Our integrated system lets us professionally advertise your properties on our company Web site, Craigslist, and other Internet locations.
  • Prospective residents can apply online with the click of a button.
    Online applications are integrated with all vacancy postings. This means we avoid paper applications, saving lots of time and ultimately filling vacancies more quickly.
  • Residents can avoid sending rent checks by paying their rent online.
    We avoid the time and expense of managing rent checks each month and this is a great value-add service for residents.
  • New Tenants can pay deposits and sign leases online.
    We try to make moving into our properties as easy of a process as easy as possible. Whether moving across town or across the globe a prospective tenant can pay the deposit, sign the lease, and pay rent all from any location.

  • Access information about your property from anywhere with an internet connection

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
