Policies On Renting

Thank you for taking the time to view our rental listings. Our rental list is updated regularly and can be picked up at our offices, faxed directly to your fax machine, or heard on our 24 hour rental line. The following guidelines and procedures are designed to make your rental search more enjoyable. We hope that one of our properties will be your next home.


After reviewing our rental list, drive by those properties in which you have an interest. A drive-by is recommended to allow you a chance to inspect the exterior of the property and surrounding areas to see if they are suitable for you. If you wish to view the inside of a property the next step is to come by our office and check out a key, to check out a key you will need $25 cash per key as well as a picture I.D.


All our properties have a policy on pets. This policy is listed with the ad on the 24 hour rental line. Due to insurance coverage requirement, no properties allow the following: snakes, ferrets, Dobermans, Pitbulls, Rotweilers, German Shepherds, Great Danes, or any trained animals. If you have pets, please pay close attention to the pet policy within the ad as this policy is set by the Owners of the property and we do not have the ability to change it. An additional deposit and higher rents may be charged for any approved pet. A deposit of $150 will be collected for EACH dog under 20 pounds. A deposit of $200 will be collected for EACH dog over 20 pounds. A deposit of $150 will be collected for EACH cat. Also $25 extra per month in rent will be charged.


An application & disclosure notice may be obtained from the agent at the time you view the property, or from the office, our website, or may be faxed to you. The application and disclosure notice must be completed signed, and the fee paid before the application will be processed. All persons living in the property shall be listed on the application. All information on the application is subject to verification, and an application will be denied if any information is found to be falsified.

Failure to sign the application and provide information will cause delays in the processing and may cause your application to be rejected. Driver's License or photo identification of each applicant must be copied and viewed when application is made. If no photo id is available, a Social Security card may be copied. The address on the photo id will be compared to that entered on the application. Co-signers are not acceptable.


Processing will normally be completed within 1-3 business days. This can be longer if a complication arises such as difficulties receiving a response from past landlords. We will run a credit reports, verify your employment income, and check with current and past landlords. As a representative of the Owner of the property, we must act in the best interests of the Owner and will choose the best application if more than one is received on a property.

Move In Process

Office hours for lease signing are Monday through Friday, between 8:00 am and 3:00 pm. All utility accounts must be transferred into the resident's name as of the date of possession. Callahan Real Estate will have the utilities turned off as of the date of signing. Deposit and first month's rent are to be paid by money order or cashier's check. No personal checks will be accepted. The security deposit must be paid to take the property off the market. If an application is approved, you must bring us a deposit in order for the property to be taken off the market. The property will remain on the market and may be rented to someone else if your deposit is not received. We will not hold a piece of property without a deposit. Property will be held no longer than two (2) weeks after the security deposit has been paid. If the tenant fails to occupy the property, the deposit is forfeited.

Pay deposits, Sign leases, and Pay Rent Online

We try to make moving into our properties as easy of a process as easy as possible. Whether moving across town or across the globe a prospective tenant can pay the deposit, sign the lease, and pay rent all from any location. After your application has been approved let us know you would like to do any of the above online. So when you get to town or get time to come across town all you will have to do it pick up the keys in our office.

Qualification Requirements

Rental History:

Applications should have good landlord references for at least six months of the last eighteen months unless applicant has just sold a home. Applicant must be paying a comparable rent. If there is no rental history, an applicant may be considered if he/she has been employed on the same job for at least three months. Relatives are not acceptable rental references. A current name and phone number of all previous landlords must be provided. We do make long distance calls. If the applicant has no rental/mortgage history and has not been employed a significant amount of time more than one months rent will be asked for in advance.

Applications may be denied for evictions, damages beyond normal wear and tear, illegal activity on the premises, or balance still owed a previous landlord.


Gross income must be at least three (3) times the amount of rent. Income must be able to be verified with a phone call, fax, and copies of payroll stubs. Unemployment is not considered income. Child support must be verified by official payment statements or bank stat' t report it as income then this is not income.


All information appearing on a credit report is subject to verification, including previous addresses and places of employment. A credit report will be obtained for every applicant 18 years or older. Reports supplied by applicants will not be accepted. Negative credit older than 12 months is not considered except amounts placed for collection, bankruptcy or civil judgments with a balance due. Medical credit or Child/Family support credit is not considered unless civil judgment has been issued.

Criminal History:

We do an extensive background check we look at criminal history and require a history clear of felony convictions and drug charges.
